Riverside Cottage Costs: The cost of the Cottage is generally: $300.00/ night, $500.00/weekend, $1000.00 for 5 day mid-week stay and $1200.00 for a full 7 day week. Higher rates and 2 or three night minimum stays may be in effect for holidays and extended weekends.


Occupancy and Guests: The maximum occupancy of the Cottage is six adults.  One or two more might be squeezed in but there would be an additional charge of 50.00 per day, per person. Generally, the Cottage facilities can only be used by registered guests.  Any guests of the registered guests must have prior approval of the owner. 


Check in-Check out: Check in time is between 3PM and 5PM on your day of arrival.  Check out is 12:00 noon on the day you leave.  This is largely driven by the schedule of the housekeepers and there could be some latitude based on the situation that day so, feel free to inquire about an adjustment if you need it.   



Payment Policy:

Payment will preferentially be made by credit card.  Arrangement for payment by  check or cash must be made  in advance.   A $500.00 refundable deposit is necessary to reserve the cottage.   This deposit becomes your cleaning and damage deposit at  your check in.   This means that at check in,  you will  pay the full amount to cover your stay including a 6 %  county hotel tax.    Your cleaning/damage  deposit minus any assessed charges  will be normally be refunded to you within a week after  your departure .     


Cancellation Policy: 

You can cancel your reservation up to 2 weeks before your arrival date and receive a full refund of your deposit minus  a $20.00 processing fee.   If you cancel within two weeks of your reserved date there is no refund due  That said, it is our policy not to charge for the same time period twice.   So,  It is possible you could receive a refund (minus the processing fee) if , despite your late cancellation, someone else rents the cottage for the entire time you had reserved. 


Pet and Smoking Policy:  Pets are not allowed in the Riverside Cottage. There is a reasonably priced pet boarding facility within 1/4 mile of the Cottage: The Dent Animal Hospital (530) 533 –0521.

Smoking is not allowed in the building at the Riverside Cottage.   Any evidence of smoking or pets in the cottage will require an intensive and comprehensive cleaning the cost of which would be taken from the cleaning deposit.    


Cleaning/Damage Deposit:

There is a cleaning/damage deposit of $500.00 .  After your departure, charges may be assessed as described below and the balance mailed to you within a week of your departure if possible.  It could be longer if repairs are required.   If you leave the place reasonably clean and there is no damage, you can expect get your entire deposit back.  We pay for a normal cleaning (3 hours of cleaning labor) out of the rental charges.  If the cottage requires more cleaning than that, as a result of your stay, we will charge an additional cleaning fee of $20.00/hour (or fraction of an hour) beyond that. Any evidence of smoking in the cottage or a pet being in the cottage will require a substantially greater cleaning effort. 


You are responsible for any damage to the property that results from your occupancy. Such damage will be repaired and funds from your deposit will be used to pay for that repair. If there is damage requiring repairs with costs exceeding the deposit, the additional amount will be billed to you.
